Tonbridge & Malling is a long borough running from the Medway valley at Snodland, Aylesford and Larkfield, through West Malling and Kings Hill, down to Tonbridge, Hildenborough and Hadlow. The housing is equally varied: modern estates at Kings Hill and Leybourne, period homes in West Malling and Wateringbury, and Victorian and inter-war streets in Tonbridge.

Ground conditions
From Downs chalk to Medway floodplain
The north of the borough, around Wrotham, Trottiscliffe and Blue Bell Hill, is on chalk. Through West Malling and Borough Green it crosses Gault clay and the Lower Greensand sands, then reaches Weald Clay and river alluvium around Tonbridge, East Peckham and the Medway floodplain. Sandy ground drains well but can be loose; clay and alluvium hold water. We excavate to firm ground and set the sub-base depth and drainage to match.

Flood risk around Tonbridge and East Peckham
Low-lying parts of Tonbridge, East Peckham, Hadlow and Yalding's edge lie in the River Medway floodplain. Permeable paving, soakaways or channel drains are especially worthwhile here so a new driveway or patio doesn't add to surface water.
Conservation villages
West Malling, Wateringbury, Ightham, Plaxtol, Offham and Tonbridge's historic High Street area include conservation areas, and much of the north of the borough is in the Kent Downs National Landscape and Green Belt. We keep materials and boundary details in keeping with the setting.
Kings Hill and new estates
Newer developments at Kings Hill, Leybourne Chase and Peters Village may have management company rules or covenants about front gardens and parking areas. It's worth checking before changing anything visible from the road.
