Folkestone & Hythe runs from the Victorian terraces and villas of Folkestone and Sandgate, through the old Cinque Port of Hythe, to Hawkinge and the downland villages, and across Romney Marsh to New Romney, Dymchurch, Lydd and Dungeness. Few districts in Kent have as much variety in a short distance.
Coastal homes here need materials and construction that cope with wind, salt and sand. Up at Hawkinge and on the Downs it's often new-build garden upgrades, while on Romney Marsh the flat, wet ground makes drainage the first thing we plan.

Ground conditions
Chalk downs, Gault slopes and marsh alluvium
Hawkinge and the Elham valley are on chalk. Folkestone itself sits on the Folkestone Beds sands and Gault clay — the slopes towards the sea at Folkestone Warren and Sandgate have a long history of landslips. Hythe stands on the Hythe Beds (ragstone and sand), and Romney Marsh is flat clay and silt alluvium with a high water table. On the Marsh we raise levels and plan drainage carefully; on the Gault slopes we take extra care with foundations and retaining walls.

Salt, wind and sand
From Sandgate to Dungeness, exposure is the main enemy of outdoor work. We use concrete posts and gravel boards, galvanised or stainless fixings, dense porcelain or natural stone, and mortar suited to exposed sites. Timber and metal finishes are chosen to cope with salt air.
Historic Folkestone and Hythe
Folkestone's Leas and West End, Sandgate, Hythe's old town and Elham village all have conservation areas. Visible boundary walls, railings and front gardens there should suit the Victorian and older character of the streets.
Dropped kerbs through Kent County Council
Folkestone & Hythe District Council directs residents to Kent County Council for dropped kerbs. KCC approves the vehicle crossing before any kerbs are lowered, and we set out the driveway to match.
